Just Sold: One Level Home in Regency for a Record Price
When we first met with the sellers of 5149 Faldo Drive, the comparable sales told us both, independently, that the most likely sales price for the home was $675,000. Mind you, we both lifted what the actual comparable sold price would be based on market conditions to get to that $675,000. Not exactly what the sellers wanted, but we agreed to be in touch if anything changed.
It was when a three level home on Legacy listed for $895,000 and went under contract in a matter of four days that the sellers reached back out. We looked at the sale and decided we could list their home at 5149 Faldo higher. The market was going bananas and there was no harm in trying.
At the meeting to get the listing signed, we gave the sellers our listing preparation advice. They were aiming high with a list price of $710,000. To get anything above that, the home had to lift buyer enthusiasm.
Sure enough, the sellers did what we instructed them to do and the home showed beautifully. The kitchen renovation they did that lowered the chest height wall around the kitchen to counter height and allowed for barstool seating was a hit. So was the lot, which backs to trees with Dean Meyers Park only a short distance by the walking trail. And what we both learned is that buyers in Regency LOVE a one level home. As soon as the home hit the market on March 19th (2022,) there were practically non-stop showings.
At the end of three days on the market, the sellers had four offers in hand…all above the $710,000 list price. Today, it sold to a buyer who was present at the our open house for nearly the entire time, mentally moving in. She loved the home and put her intentions forward in an offer whose opening bid alone beat out every offer already on the table. And, she had an escalation clause to go even higher than never came into play. That is how a buyer expresses their seriousness.
The final sold price of 5149 Faldo Drive was $755,000, $45,000 above above its enthusiastic list price. That’s the magic that can happen when you hire agents that give you proper listing preparation and professionally market.
