Dominion Valley Tournaments Quarterly: 4th Quarter 2021

Dominion Valley Tournaments Quarterly: 4th Quarter 2021

The first quarter of 2022 is underway and we have the opportunity to look back at what happened in the Dominion Valley real estate market in the last quarter of 2021. In this particular report, the focus is on sales of Tournament townhouses in the neighborhood. There are three floor plans that make up the Tournaments in Dominion Valley: Lindenhurst, Trent and Dunmoor.

During the months of October, November and December there were no Tournament townhouses that sold. However, that doesn’t mean we can’t see the most recent trends by parsing out the six and twelve month data points for sold price, seller subsidy and days on market from all the Tournament townhouse sales in Dominion Valley for last year.

The data above is compiled from the twelve Tournament townhouses in Dominion Valley that sold in 2021. Let’s dig in by looking at the sold price column.

Both the six month average and six month median sold prices for Dominion Valley Tournament townhouses are above their respective twelve month values. This means that Tournaments continued to increase in value in the last six months of the year.

Seller subsidy is where we learn how much closing cost help Dominion Valley buyers were able to negotiate from their Tournament sellers. If it had not been for one sale in September that gave $3,500 in seller subsidy, this column would be zeros all the way down. Who you hire matters when you list your Dominion Valley when it comes to every detail, seller subsidy included. That $3,500 is divided by six and twelve to come up with the average values, which only show closing cost help was present. The median values at zero are definitely more meaningful.

The days on market are in single digits all the way down the line. This means Dominion Valley Tournament townhouses sold quickly all year long.

If you placed your Tournament townhouse on the market, priced to current conditions, you could expect it to be under contract in less than one week. You could also reasonably expect to give nothing in seller subsidy. And if the buyer activity in January is any indication, you could expect multiple offers and buyers waiving contingencies. We are back to that buyer frenzy we saw in the first half of 2021 again.
