Regency Single Family Home Under Contract in Three Days
When it comes to the 2022 Prince William County Active Adult real estate market, it is safe to say that demand is out of control. The homes that don’t sell right away are ill prepared for market and/or overpriced. In a seller’s market, you can ask too much for your home.
When 5149 Faldo Drive hit the market on March 19th (2022) priced at $710,000 there was only one other home it was competing with–a larger home with a loft, giving it two more bedrooms and one more full bathroom, listed for $749,000. Being a one level home, when the last one level single family detached home in Regency that had sold was in September 2021 for $699,900, in only four days, the current market information for what a single level one level home would bring in sold price was non-existent. We had to feel our through neighborhood comps of larger homes with basements and/or lofts to figure out a reasonable list price.
Market preparation was not skipped. The sellers of 5149 Faldo did everything we suggested. They heeded our words that a seller’s market is not a guarantee of the top of the market price they desired. Doing the work would bear out the desired result. The work ended up being de-personalizing and de-cluttering. How each one of us lives in a home is not how we sell. Come picture day, there was not a thing needed to be done except turn on the lights.
Within the first day on the market, two offers above list price landed in our inboxes. It went two more days on the market, through a scheduled open house and ended up with a total of four offers…all above list price.
